As a pragmatic yet visionary company, Affinitas Life is bifurcating its revenue stream through the pursuit of financial opportunities utilizing a 2 Phase process:

Phase I—Traditional Senior Living

There are several large operators in the industry who compromise 20% of the market share. While we look to leverage the larger 80% of the pool, the majority of IL/AL communities are much smaller, from ‘mom and pop’ operations to small businesses operating a few communities. There are many distressed properties in this se4gment of the industry where we can capitalize on our operational prowess and target below-the-radar opportunities. These communities often suffer from scale and skill issues, and from aging owner/operators who no longer have the passion and drive that is necessary to maintain a well-run community and to keep pace with competition and consumer demand. Many independents are out of their league, overwhelmed by the complexities of operational management, cost control, compliance and ineffective marketing or succession planning. Many communities are thus experiencing sub-par occupancies, inflated expenses, excessive turnover or extended lease-up periods.

In conjunction with its approach for ferreting out opportunities with mom and pop community operators, Affinitas Life also looks at the landscape of commercial opportunities in non-Senior Living businesses and industries where the physical space can be re-purposed for use within our core business model. Buildings that have external structural envelopes that can be re-oriented into housing units are a perfect fit. Properties that have segmented or partitioned rooms and units may also have the required physical structure to accommodate IL and AL residences. Drive around any city or town in America and you will find hotels, timeshare resorts, jails/prisons, schools, 55+ communities, country clubs, religious housing, factories, shopping malls, and other properties that are either abandoned, inefficiently used, poorly maintained or vacant. Many of these untapped opportunities can be transformed into a hub for synergistic uses that share amenities, physical space, programmatic opportunities, and social interaction in a dynamic, multi-generational and communal manner. There are untold opportunities for re-purposing these properties, in whole or in part, to accommodate Senior Living.

Deployment Strategy

Our rich industry relationships and experience within the varying markets where we see valuable opportunities allows us to unearth untapped asset classes that are ripe for redevelopment. We are not using traditional broker relationships to find projects with competing buyers that have been shopped to multiple investors. We seek ‘Off-Market,’ value-add, red-herring and pocket-listing properties we can acquire or create a JV relationship and where we identify opportunities to quickly reposition, consult, rent and manage. We will be sourcing the deals internally, underwriting them internally, and operating them internally. Joint Venture deals allow us to share in the waterfall of an asset that is made more valuable by our development, management, and sales and marketing expertise. We use technology—developed with a key strategic partner—to identify, analyze and select the ideal properties. And we do it faster than the competition.

Our acquisition profile and sourcing process will not be 20th-century. To assist us in becoming more scientific with our approach to finding Off-Market transactions, we are working with a quant team toward the creation of a deal library and uniform set of data points to create an algorithm that can help us identify Off-Market transactions. We are searching for systemic patterns, baseline metrics, and unique algorithms within what we have identified as relevant data points that allow us to avoid the status quo paradigms others use to create an acquisition pipeline with pinpoint accuracy. After receiving the supporting documentation, we will quickly determine whether the asset is a ‘Go’ or a ‘No-Go’ before investing our resources in a full underwriting of the deal for presentation to the capital markets. A more scientific approach to sourcing opportunities will allow us to more quickly and efficiently identify deals that satisfy our investment criteria.

Phase II—The City Club

A company that does not plan ahead will be left in the dust. It embodies our vision of responding to an untapped segment of the Boomer generation: the top 10% of wage earners.
